What's Included

Brick Veneer Services We Offer

Veneer problems often start behind the brick. We check the face of the wall and the details that protect it, then repair what is failing.

Cracked Veneer Repair

Cracked bricks and stair-step cracks are repaired once the cause of movement is understood.

Loose Brick Replacement

Loose, chipped or missing bricks are replaced with matched units set in fresh mortar.

Veneer Repointing

Worn mortar joints are cut out and repointed to keep water from getting behind the brick.

Weep Hole and Drainage Checks

Blocked or missing weep holes are checked so water can drain from behind the veneer.

Bulging Veneer Evaluation

Sections that bulge or pull away from the wall are inspected and rebuilt where needed.

Sealed Openings and Trim Gaps

Gaps around windows, doors and trim are sealed to keep rain and snowmelt out.

What Is Veneer

How Brick Veneer Differs From Solid Brick

Most newer homes use brick veneer, a single layer of brick attached to the framed wall with a small gap behind it. The brick sheds most water, and weep holes at the bottom let any moisture that gets behind it drain out. It is a good system, but it depends on every detail working.

Because veneer is not holding the house up, repairs are different from those on solid brick walls. We look at how the veneer is attached and how water is leaving the wall before deciding how to fix it.

Cracks

Why Brick Veneer Cracks

Cracks in veneer usually come from settling, soil movement, thermal expansion or water damage. A stair-step crack that follows the mortar joints points to movement, while hairline cracks may only need repointing. We study the pattern to learn which one you have.

Repairing a crack without fixing the cause means it will return. If the wall is still moving, we tell you what we see and what should be addressed first.

Mortar and Water

Repointing and Water Protection for Veneer

Mortar joints are the first line of defense. When they crack or erode, water gets behind the brick and can reach the framing. We remove the failed mortar and repoint with mortar matched to the color and strength of your brick.

Windows, doors, rooflines and penetrations are common leak points. We seal the gaps we can reach in the masonry so rain and snowmelt stay out of the wall.

Stains

White Stains and Damp Spots on Brick Veneer

White powder on the brick face, called efflorescence, shows that water is moving through the wall and carrying salts to the surface. Damp spots and musty smells near exterior walls point the same way.

Cleaning the stains is only the first step. We trace the water path, correct it and then clean the brick so the staining does not come back.

Matching

Matching Brick Color and Texture

A repair should disappear. We match brick size, color and texture, then pair them with mortar matched in color and joint style. On older veneer, we sort and place units carefully so the new brick blends with the weathered face around it.

Matching takes patience, so we check samples before committing to a repair. If an exact match is not available, we explain the options before work begins.

Cost

What Affects Brick Veneer Repair Cost

The price depends on how many bricks are damaged, how large the cracked or loose area is and whether we need to address a water source behind the wall. Matching older brick can also affect the schedule.

You receive a written price after the inspection, with urgent repairs listed first. If more than one approach works, we show you the options and let you choose.

Questions

Brick Veneer FAQs

Q1

What is the difference between brick veneer and solid brick?

Veneer is a single layer of brick attached to a framed wall with a drainage gap behind it. Solid brick walls are built of multiple layers that carry load.

Q2

Are cracks in brick veneer serious?

Hairline cracks are often cosmetic, but stair-step cracks, wide gaps or bulging can point to movement or water damage. We inspect the wall and explain what they mean.

Q3

Can you match my existing brick?

Yes. We match brick size, color and texture along with mortar color and joint style, and we explain the options if an exact match is hard to find.
